How to Become a Real Estate Agent in B.C.

A career in real estate is ideal for a real go-getter, someone who is passionate about hard work, and who is never afraid to hustle to get things done. If this suits your personality and no goals seem too ambitious, real estate may be the right career for you!

If this sounds like you, let’s help you get started. Below you’ll find a breakdown of steps you will need to take in order to become a Real Estate Agent in B.C.

Prior to getting your license, you must satisfy some basic requirements:

  • You must be 19 years or older
  • You must have a good reputation and solid work ethic
  • You must be eligible to work in Canada
  • You must also demonstrate a thorough understanding of written and spoken English. If you don’t have a college degree, you’ll need to take the CELPIP-G English test. You can schedule to take the exam at any time by visiting (You’re exempt from this exam if you’ve received a college diploma).

Step 1: Obtain the Education You Need

Next, you must complete two courses in order to become licensed:

1) Real Estate Trading Services Licensing

This course is offered by the University of British Columbia, and you must complete
all coursework within one year of registering, which will take a minimum of 10 weeks to complete. You must then pass the licensing exam with a minimum grade of 70%.

Once you’ve completed the above course, it’s time to decide whether to go into Residential or Commercial real estate.
When you’ve decided which area of real estate you’re going into, you’ll have to take a corresponding:

2) Trading Services Applied Practice Course

This course provides in-class mentorship and prepares you with practical training in either residential or commercial real estate, depending on your area of interest.

Step 2: Find a Brokerage to Work With

If you want to start off your real estate career on the right foot, it’s crucial that you scout out the right brokerage to work with. You want to make sure the brokerage is the right fit for you and that they offer appropriate training and ongoing support to help you navigate the ins-and-outs of the real estate industry.

Step 3: Apply for Your License

Before you can really start your real estate career, you’ll need to be licensed. Follow the instructions on this link and fill out the application form by downloading it here. Be sure to get your criminal record check completed by either visiting the municipal police department or RCMP detachment where you live.

Step 4: Join the Real Estate Board in Your Area

For example, if you work in Pitt Meadows, you would join the Real Estate Board of Greater Vancouver. As a member of a real estate board, you’re now also part of the BC Real Estate Association and the Canadian Real Estate Association (CREA).

Once your application has been accepted at a real estate board, you are officially a realtor in B.C.!
