If you want to sell properties quickly and for top dollar, you need to create a vision for the buyer.
What exactly is ‘creating a vision’? It’s all about staging, photographing and videoing a property in such a way that it encourages potential buyers to feel instantly connected or at home as soon as they walk through the front door.
Keep the following tips in mind when preparing a home for sale, because creating a vision increases the chance of someone making an offer.
Professional Home Staging Is Crucial
Creating a vision starts with professional home staging. A well-staged house is essential to helping buyers imagine the property as their future home, and having a consistent theme throughout the property is vital to keep the vision alive.
A good home stager can work to create a vision for your buyers of why the house is perfect for them. For instance, if you’re targeting professionals, the home stager may suggest putting a suit on a hanger in the wardrobe or leaning a briefcase up against a home office table. You don’t need to splash out on designer furniture, but thoughtfully chosen pieces and accessories can work wonders in empty rooms.
By the way, if you’re thinking of marketing a home with empty rooms to save on staging costs, it’s unwise. You’ll rely heavily on a potential buyer’s good imagination and, even if you dress up the advertising copy, most won’t be inspired by bare walls and carpet. According to a study by the National Association of Realtors (NAR), 83% percent of buyers’ agents agreed that staging a home made it easier for a buyer to visualize the property as a future home.
Use a Professional Photographer
Once you’ve got your rooms perfectly staged, you need professional, magazine quality photos to draw in buyers and evoke emotion. If you can get them halfway to falling in love with a property just from the pictures, there’s a much higher chance of a physical viewing and from there an offer.
As a general rule of thumb, you want to photograph the property in plenty of light so buyers can see exactly how the rooms look from different angles. Natural is best, so open up shades and draw back curtains. But if it’s a cloudy day or natural light is lacking, be sure to turn on the lights to lend a helping hand.
If the house has a fabulous outdoor lighting system, don’t be afraid to include some night shots. These can intrigue and captivate buyers who love to entertain.
Include an Expert Video or Virtual Tour
Virtual tours or walkthroughs are the new normal, and most buyers will be viewing houses from the comfort of their couch on a mobile phone or laptop. From a buyer’s perspective, a property may look promising from the photos, but an engaging video can pique their interest and make them reach out to you for more information or book a viewing.
A 3D virtual tour is also a powerful tool to encourage immersion and give buyers time to build an affinity. With the right virtual tour, you could even convince someone to buy right from their laptop!
The only time to avoid including a video with a listing is if you don’t have the proper equipment or videographer on hand to do a professional job. Quickly moving around a property filming shaky footage on a Smartphones doesn’t create a vision, it gives buyers a headache!
Write Desirous Copy
While photos and video/3D tours are crucial for creating a vision, don’t underestimate the importance of listing copy. The right words and phrases can tap directly into someone’s imagination, and you can hit on the exact points that take them away from pain and towards pleasure.
Describe the kind of dream they can be living and the benefits they can look forward to if they buy the property. Your goal is to encourage a desirous mindset because a desirous mindset is a buying mindset. And most importantly, don’t forget to include a call to action to prompt them to click on the ad or call to make an appointment to find out how to achieve the vision for themselves!
